Building an extension on your existing property is a great way of providing additional space and accommodation, as well as potentially creating significant additional equity.
Extensions can vary from a new Entrance Porch to a multi storey development and can provide extra living space, bedrooms or perhaps a new kitchen / diner – the possibilities are endless. Often, growing families are faced with the fact that their existing property is no longer large enough and they have to choose between moving or extending. The advantage of building an extension is that it can be carried out relatively cheaply, you can continue to live in your own home without the upheaval (and stress) of moving house and as detailed below, you can actually generate some very significant additional equity in your property.
Financially, this type of project, if designed and constructed correctly, can add some very significant value and equity to your property. For example, in the Harrogate area, property sales values are generally in the region of £2,500 to £3,500 / m2 and with extension / conversion build costs of £1,000 to £2,000 / m2 the potential benefits are obvious. An extension of say just 40 m2 could potentially generate £20,000 to £100,000 of additional equity as well as the additional accommodation required and so it’s a win–win!
